Regensburg/Frankfurt. The energy transition is increasingly taking place in residential buildings. With the Community Building Supply (gGV) model, lawmakers have created a new framework for distributing locally generated photovoltaic electricity directly within multi-unit residential buildings. To ensure that this model functions effectively in practice—both economically and from a regulatory standpoint—smart metering systems, digital processes, and close collaboration among all market partners are crucial.
With two successful gGV pilot projects already underway in Bischberg and Scheßlitz within the Bayernwerk Netz GmbH service area, neugemacht GmbH is demonstrating that Community Building Energy Supply (gGV) can already be implemented effectively today. The project combines state-of-the-art energy technology with a fully digitized process landscape and demonstrates how innovative metering concepts are accelerating the energy transition in buildings.
At the heart of each project is a residential building with a total of 13 residential units, which are powered by a high-performance photovoltaic system that generates solar power locally. The energy concept is supplemented by battery storage, wall boxes for electric vehicles, and a Home Energy Management System (HEMS) that intelligently links generation, storage, and consumption. Smart metering systems record all energy flows every 15 minutes and enable the solar power generated to be precisely allocated to individual consumers thanks to virtually calculated meters. This maximizes self-consumption while ensuring transparent and legally compliant billing.
The biggest challenge was to fully digitize the complex energy management processes of the communal building utility. As a specialized, competitive metering point operator, neugemacht handles the entire technical implementation of the smart metering infrastructure—from PV electricity distribution calculations to PV electricity billing and the transmission of data via market communication.
Through our own platforms, even complex energy supply models involving numerous market roles, generation facilities, and consumers are managed efficiently. At the same time, property owners, property management companies, and residents benefit from transparency in energy flows, traceable consumption data, and automated billing processes.
The successful implementation of the project demonstrates that community-based building services can only reach their full potential when regulatory requirements and digital processes are seamlessly integrated. With the solution it has developed, neugemacht is laying the groundwork for the cost-effective and scalable implementation of future building utility projects.
